Role Overview
The Project Manager will be responsible for planning, executing, and delivering luxury villa projects from inception to completion. The role requires both technical expertise and client-facing leadership, ensuring that every project reflects Skylark’s standards of luxury, quality, and timely delivery.
Key Responsibilities
Project Planning & Execution
Develop detailed project schedules, budgets, and resource allocation plans.
Coordinate with architects, consultants, subcontractors, and suppliers.
Ensure compliance with Dubai Municipality (DM), DDA, DCD, DEWA, and other authority regulations.
Quality & Luxury Standards
Oversee material selection, finishes, and design implementation to luxury standards.
Approve samples, shop drawings, and mock-ups.
Conduct regular quality inspections to ensure workmanship meets premium standards.
Client & Stakeholder Management
Act as the main point of contact for clients, consultants, and designers.
Provide regular progress updates, presentations, and reports.
Manage variations, client changes, and ensure seamless communication.
Team Leadership & Coordination
Lead site engineers, supervisors, and subcontractor teams.
Monitor productivity and manpower utilization.
Resolve site issues promptly to avoid delays.
Cost & Time Control
Track project budgets and control costs.
Ensure projects are delivered on time and within budget.
Identify risks early and implement mitigation strategies.
Requirements
Bachelor’s Degree in Civil Engineering, Architecture, or Construction Management.
8–12 years experience in villa/ luxury residential construction (Dubai/UAE market preferred).
Proven track record of delivering luxury villas (AED 3M+ value projects).
Strong knowledge of finishes, MEP, interiors, smart home systems, pools & landscaping.
Familiarity with authority approvals (DM, DDA, DEWA, DCD).
Excellent leadership, communication, and negotiation skills.
Proficient in MS Project, AutoCAD, and project reporting tools.
Driving license and UAE market exposure required.
